No integrated lifestyle complex pairing hotel, club and dining exists in Marrakech today. This 16,000 m² landmark, set on the city's most prestigious avenue, holds a corridor position that cannot be reproduced. The district draws a constant premium footfall, minutes from the palaces and the international names due to open, Park Hyatt, Oberoi and Raffles. A FIFA 2030 host city, Marrakech enters its strongest tourism cycle yet. The project repositions a former nightlife venue into an all-day lifestyle destination: 55 keys (35 rooms and 20 branded condos), a multi-concept food and beverage offer seating more than 700, a 250-bed pool club, a full-service spa and retail space. The structure brings together the property and the operating company: the buyer enters as a 50% co-owner and brand operator, not a tenant. A capex envelope of around 14M€ is secured through zero-rate credit and subsidies, while condo sales fund part of the construction. Target opening in the fourth quarter of 2027, sixteen months from signing. The full file and term sheet follow the signature of a confidentiality agreement.
